Concrete leveling in Buffalo Grove is a process that involves lifting and leveling slabs, patios, sidewalks, driveways, and other concrete surfaces using poly jacking, in which polyurethane foam is used. It’s non-toxic, quick, and stronger than other concrete leveling solutions like mud jacking.

Why Does Concrete Settle?

There are multiple reasons why concrete settles. Some of them are poor drainage, low-quality compaction, bad site conditions, and tree roots. The most common reason is when water from gutters or rain washes away dirt from under concrete sidewalks or driveways. This creates voids or pockets underneath the concrete, which causes it to settle.

Another reason why concrete may settle is clay-rich soil. The soil expands when it’s saturated with water. Then, when the soil dries, it shrinks. This instability in the soil causes your concrete to move and sink.

Concrete Leveling Using Polyjacking

The soil beneath the concrete should be strong. Otherwise, it may not be able to support the weight. If the soil remains weak, replacing the slab won’t fix any problem. Hence, polyjacking is an ideal solution for this issue.

Benefits of Polyjacking

Fast Action

15 minutes after injection, your concrete slab will be ready to use. You can walk on it and it will also be able to support vehicular traffic.

Minimally-Invasive

The polyjacking process doesn’t involve any excavation. You won’t have to deal with any mess around your concrete.

Lightweight

The lightweight polyurethane foam doesn’t contribute to future soil settlement, unlike the heavy ingredients used in solutions like mudjacking.

Environmentally Friendly

The polyurethane foam neither reacts with soil or moisture nor adds harmful chemicals to the ground.

Cost-Effective

The polyjacking process saves up to 50% of the total cost of traditional concrete slab replacement methods.

Waterproof

Once the process is done, the polyurethane foam doesn’t wash away.

What Is The Process Of Polyjacking Concrete Leveling?

Polyjacking is performed through a simple, three-step process. Here’s how it works:

Concrete Leveling

Step 1: Drilling Holes

First, we drill dime-sized holes in the sunken concrete surfaces.

Concrete Leveling

Step 2: Injecting Polyurethane Foam

Next, we inject durable polyurethane foam through the holes beneath the concrete.

Concrete Leveling

Step 3: Stabilization

Lastly, we wait for the polyurethane foam to expand. As it expands and hardens, it lifts the slab, stabilizing your concrete surface.

The polyurethane foam we use in polyjacking is nonorganic and doesn’t erode or decompose over time. So, the polyjacking process is a long-lasting and useful solution for sinking concrete.

Jordan was great. He was fast he was efficient he cleaned up the work area well after it was over. He also had to work in a reasonably small space and did so without issue. This is the second time we've used real seal and would happily do so if we need to in the future.

Jordan was professional and answer all of my questions about the work both before he started and after completion. Very much appreciated that he left the area outside clean and cleared away all material that he was using in the process! We’ll see how the repair holds up and performs over time.

Hi -- I recently had Real Seal replace a basement stairwell "dumb" drain with a grate or channel drain. This was after 20+ years of once a year or so getting a little water under the basement back door. I was skeptical this was going to solve the problem, but the nuisance was enough to take a flyer. The solution worked perfectly, as demonstrated by the recent torrential rains at the end of July. The new drain fed the sump quickly (firing the pump every 15 seconds or so.) Quite the relief. The job was done quickly and cleanly and the results not only work great but look great. The pricing was reasonable. BTW, a couple of years ago I had private equity owned company that advertises constantly come by and suggest installing a new drain tile system at enormous expense, mess and inconvenience even though the existing drain tile system, which was put in when the house was built in the late 90s, seemed to work just fine and there had never been a water intrusion anywhere but at the back door. I'm glad I took a pass on this "solution". The only open point is that I need to figure out how to pull the grate so I can clean out the p-bend, which can collect sand and dirt over time. If anyone at the company is monitoring Google Reviews, please give me call -- this is my real name and you have my number. Thanks for solving this problem.

I had a mixed experience with Real Seal, but overall would rate as 5 stars because of the excellent installation, efficiency and professionalism of Mr. Jamparo Gonzalez and his team. They communicated week, cleaned up impeccably every day, and ended up finishing the job ahead of schedule. The drain tile they installed is of the highest quality work, and I could not have asked for more. The office gave me a bit of trouble - didn’t send instruction on the sump pump/back up modem, until I called twice and spoke to 3 people, and they also sent me a message saying I had a balance due, despite me paying the invoice in full according to the contract, on the day the work was completed. I called and left a message to clear things up, but no one called back after a week, so will assume it’s resolved. Lesson learned is that when they want something, they will call you, but if you need something it takes some persistence.

Carlos came out to seal a crack in our basement. He worked hard and was very courteous and did a great job fixing a crack we had. He even fixed another crack he saw. Would 100% use again and hope we would get Carlos Z again.
